A zoning application has been filed to rezone three wooded residential lots located about 1,000 feet north of the intersection of Rockbridge Rd. and Deshon Rd., where Deshon Plaza is located. The application asks for the zoning at 425, 433 and 441 N Deshon Rd. to be changed from R-100 (residential) to NS (Neighborhood Shopping) for unspecified "commercial uses."
The application suggests "light commercial, perhaps a one story Medical Doctors office, Eye Doctors office or other business that would be of value to the community." It says the property would be marketed to businesses with "8am to 5pm business hours" and no more than 10 employees.
However, a rezoning to NS would allow many types of retail uses, including a convenience store or liquor store (with a Special Land Use Permit), or services such as an adult or child day care center. The properties are currently zoned R-100 and they are surrounded by other R-100 and RSM (Small Lot Residential) zoning.
The application is tentatively scheduled to be heard by the county's District 4 Community Council at its meeting on April 16 at 6:30 p.m. at the Covington Library. Community Councils are volunteer citizen panels that make non-binding recommendations to the Board of Commissioners regarding zoning applictions. The application would then go before the county's Planning Commission and the Board of Commissioners in May.
